Below you will find a brief description of the services that I make available for sellers. If you would like to have your property Marketed and Sold in a timely manner, please give me a call. I consider myself a service provider not a salesperson and my services are second to none.



Research: I take great pride in the amount of research that I do on each listing. I will start by looking over your property as well others in your neighborhood. I review the characteristics of each house that has SOLD, as well as those of each house that is currently on the market, and compare them with your home. It is also important to analyze the market at the time these houses sold by reviewing the characteristics of active listings at these times. I will also look for properties that have either expired or were withdrawn from the market while these houses that have sold were on the market. After gathering a list of homes for each of these different categories, I will research each of them even further in order to identify their positive and negative features. This extra research will allow me to adjust my recommended listing price according to which features your property has or does not have.

Print Advertising: Each month your property will appear in one of Lake Norman's leading property search magazines. This advertisement will run for a full month and will reach people throughout the Lake Norman area. I, as well as other agents, will be placing these magazines in our relocation pacakges and sending them out to many potintial buyers. This will extend our reach nationwide.

Web Site: I advertise all of my listings on the web at www.willsechrist.com. All listings will have multiple photos and videos, a link to their tax records, a copy of the survey (if available), a copy of the floor plan (if available), a market analysis for the home and neighborhood, as well as a complete information sheet listing attractive facts about your property. Flyers: A very attractive yard sign and information box will be placed on your property. This information box will contain Color Flyers with multiple photos, information about the property, my contact information, our Appointment Center's contact information and a web address for that property's information sheet. Giving potential buyers as much information about your property as possible is the key to selling your property. In most cases it is not a property's negative attributes that turn buyers away, but rather the buyers simply never received enough information about the property to become interested in the first place.

Home Book: There will be three booklets of information at each home or condo that is listed with William Sechrist. The first information booklet is a Home Book that will contain a color cover letter, a property disclosure statement, floor plan of the property, survey, termite letter and any other inspection letters that may be needed. This booklet will have a spiral binding, clear cover and solid back.

Neighborhood Book: The second booklet will be a complete Market Analysis of the property and the property's neighborhood. This Market Analysis will include information on demographics, recent home sales, schools, crime, houses of worship and much more. It will point out neighborhood sales trends and maps denoting these sales locatoins. Here is an example of a Market Analysis on one of my past listings. Home Warranty: All Homes and Condos listed with William Sechrist will have the option of being covered by a Home Warranty program. The best part about this Home Warranty is that the SELLER DOES NOT PAY ANYTHING!!! This Home Warranty will be paid for at Closing by myself.
